The LAMP Model
Being able to consistently create value through real estate
ownership requires dedicated and local asset management.
Sveafastigheter has since inception teamed up with the best
entrepreneurial Local Asset Management Partner (LAMPs) on
strategic local markets in the Nordic and Baltic region.
Typically, these partnerships are exclusive in the sense that
the asset manager does not cooperate with other property investors.
The asset manager partners work closely with the Sveafastigheter
team and are required to make substantial co-investments with
Sveafastigheter. Thus, Sveafastigheter achieves the advantages of
having a local 'in-house' organisation combined with the
flexibility of external service provider agreements.
This model has proved highly successful in the past and
Sveafastigheter intends to continue working with local, external
asset management partners in order to:
- Achieve value creation by acquiring, actively managing and
developing properties and portfolios
- Build and maintain strong relationships with tenants and other
key parties
- Enable local presence and knowledge in order to pursue
transactions in regional cities
Transaction underwriting is carried out by Sveafastigheter and a
business plan for acquired portfolios is formulated in cooperation
with the local partner. The partner and Sveafastigheter jointly
follow up on fulfilment of the business plan on at least a
quarterly basis. Financial controlling is carried out by
Sveafastigheter.
